What Is the Party Wall Act?
The Party Wall etc. Act 1996 applies to building works that may affect a shared wall (party wall), boundary line, or neighbouring structure. It sets out a legal framework that ensures property owners notify and formally agree on any work that might impact an adjoining property.
The Act applies to:
• Works on shared party
walls or structures
• Excavations near
neighbouring buildings
(within 3 to 6 metres)
• Construction on or near
boundary lines
• Loft conversions,
basement works, and
extensions
Failing to comply with the Act can lead to costly delays, legal disputes, or court action.
